Vented or sealed
Crawl spaces come in two philosophies, and North Carolina has been moving between them for two decades.
Openings in the foundation wall let outside air pass through, on the assumption that moving air dries the space. Code sets the vent area required. It works where outside air is reliably drier than the crawl space — which, in a humid Southern summer, is often not the case. Warm moist air entering a cool crawl space can condense on ducts and joists rather than drying them.
The ground is covered, the vents are closed, the walls are insulated and air-sealed, and humidity is managed with a dehumidifier or supply air. North Carolina's residential code includes this as a distinct path. It performs well when the water sources are handled first; sealing a crawl space that still takes on water traps the problem instead of solving it.
