A $9,000 quote is $6.00 per sq ft on a 1,500 sq ft crawl space — ordinary for full encapsulation. The same $9,000 on a 3,000 sq ft crawl space is $3.00, which is liner and walls without humidity control. Neither number means anything until it is divided.

The sealed envelope

Ground liner, wall liner and its termination, clear-out of the old material, vent sealing, rim joist air sealing. This is the part that is actually encapsulation, and it should be priced as a unit.

Humidity control

The dehumidifier, its capacity, and where the condensate drains. Size it yourself with the dehumidifier sizing calculator before accepting whatever unit is proposed.

Everything else

Drainage, a sump, insulation, structural repair. All legitimate, all commonly folded into one encapsulation number, and all things you cannot compare between contractors unless they are itemised.

What has to happen before the crawl space is sealed

Two conditions change the job itself rather than its price, and both are cheaper to find now than after the liner is down.

  • Standing water or an active leak. Drainage comes first and gets its own price. Sealing over water traps it and hides it while it keeps working on the framing.
  • A gas furnace or water heater down there. Some appliances draw combustion air from the crawl space. Closing the vents without assessing that risks backdrafting and carbon monoxide, and it is not a question about cost.

Why are crawl space encapsulation quotes so different?

Because 'encapsulation' is not a defined product. One contractor may be quoting a liner over the dirt, another a lined and sealed envelope with the vents closed and a dehumidifier installed, and a third the same plus interior drainage. Those are genuinely different jobs that can differ threefold, which is why a quote is neither high nor low until you know which bundle it describes.

What is crawl space encapsulation cost per square foot?

As a planning guide: sealed ground cover $1.20-$2.50, liner plus wall coverage $2.50-$4.00, full encapsulation with humidity control $4.00-$7.00, and encapsulation carrying drainage or structural work $7.00-$12.00. Is my crawl space encapsulation quote too high?

Work out the per-square-foot figure first. A quote above the range for the scope described is not automatically padded — difficult access, structural repair, or drainage folded into the same number all raise it legitimately. What matters is whether those things are itemised. A quote below the range usually means something is missing, most often the dehumidifier or the wall liner.

Does encapsulation include a dehumidifier?

It should, and if it does not that is the first thing to ask about. Sealing a crawl space stops most outside moisture arriving, but a sealed space still needs active humidity control to hold 45 to 55 percent. A quote that seals the vents without providing humidity control has removed the old moisture path without adding the new one.

Does encapsulation cost more for a bigger or taller crawl space?

Both. Floor area drives the ground liner and most of the labour, while height drives the wall liner, since taller stem walls need more material and more fastening. Tight clearance works the other way and raises the price despite less material, because everything takes longer when a crew cannot move.

Should drainage be included in an encapsulation quote?

It should be priced, but as its own line. If water still reaches the crawl space, drainage has to happen before the space is sealed — plastic over an active water source traps it. Be wary of a single undifferentiated total that covers both; you cannot tell what you are paying for either job.

Is crawl space encapsulation worth the cost?

It earns its price in a humid climate with a genuine moisture, odour, or humidity problem, especially where ducts run through the crawl space. It is poor value for a crawl space that is already dry and performing, where a vapor barrier and good drainage may be all that is needed. Price the problem you actually have rather than treating encapsulation as automatic.

1. Heating & cooling ≈ 46%

Roughly half of a typical home's energy goes to HVAC. The rest - appliances, water heating, lighting - encapsulation doesn't touch.

2. It trims 10–20% of that

Sealing the crawl space cuts moisture load and, when ducts are down there, duct losses - so heating and cooling run a bit less.

3. Payback = cost ÷ savings

Divide the encapsulation cost by the annual savings. For most homes that's many years - which is why energy isn't the reason to do it.
